Pre-Tenancy Costs

Dilapidations Deposit: 5 weeks rent (6 weeks under some circumstances, ask for details) - This will be protected by one of the government approved deposit schemes, if the property is managed by ourselves or the Landlord has instructed us to deal with the deposit protection, then the funds will be held and protected in the TDS Custodial Scheme. During and at the termination of your tenancy there are a number of charges that may be applicable, these are:
- Rent Arrears - Interest at 3% above the Bank of England Base Rate
- The loss of a key to, or other security device giving access to, the property to which the tenancy relates. - Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of Ā£15 per hour (inc. VAT) for the time taken in replacing lost key(s) or other security device(s).
- Payment on variation, assignment, or novation of a tenancy - Ā£50 (inc. VAT) per agreed variation. To cover the costs associated with taking the landlordā€™s instructions as well as the preparation and execution of new legal documents.
- Payment on termination (surrender) of a tenancy - you would be liable for the landlordā€™s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
